Designation: Project Lead
As a Project Lead, I am among the first people to touchdown at identified potential properties, tasked with the most critical role of utilizing my operational experience and eye for detail to assess the property, devising plans for converting into an OYO, and engaging all relevant resources and people to achieve Go-live dates in the most optimal manner. I am the key drivers of successful property launches; bringing stringent timelines, cost effective measures, thorough documentation, stakeholder interaction across functions and verticals within and outside the organization to culminate into a seamless project-managed launch.
My Responsibilities included:-
Property Audits:
● Conduct audits of identified potential properties against predetermined standards and submit
feasibility report
● Devise accurate cost and service estimates for converting audited property and propose realistic
timelines for the same, basis audited condition
● Plan for optimal inventory and delivery timelines of goods and services for launching properties
● as per estimate Go-live dates in the most cost-effective manner
Operations and Cost Optimization:
● Ensure all property launches are achieved in a time bound and cost effective manner
● Place orders as per planned inventory with the VM team and coordinate for timely deliveries
● Regularly monitoring and prioritizing PMC activities to meet stringent go-live timelines
Stakeholder Management:
● Collaborating extensively with all internal and external stakeholders (VM, Finance, IT, HR, PMC,
etc.) for flawless execution of property transformation and launch
● Take autonomous, data-driven decisions and execute process improvement initiatives
2. Organization : Ajmera Realty & Infra (I) Ltd (April 2014 – March 2018)
Designation: Assistant Engineer
My responsibilities includes :-
• Preparing micro schedule, tracking , reviewing
• Liaison with main architect, landscape architect, structural consultant, plumbing consultant and electrical consultant.
• Maintaining all documents required as per ISO 9001:2008 Quality Management Systems for Control of Construction Activities.
• Coordinating with QA/QC department for quality requirements of the project.
• Liaison with different contractors for efficient work progress.
• Ensuring that design specifications and safety standards are met on the project site.
• Surveying and establishing reference points, lines and levels to guide construction.
• Checking contractor bill quantities.
• Preparing and forwarding material requirements to purchase department.
•Understanding customer requirements in terms of alterations/modifications.
• Handing over of completed units to the customers
• Directly handling the post sales services/issues and resolving them.
Projects:
1. Ajmera Villows.
Construction of 52 mexican style villas, part of $100 million project Ajmera Infinity. Was involved from shell to handing over of units to the client. Also resolved post sales/occupancy issues with clients.
2..Ajmera Stone Park
Construction of 1,2,3 BHK apartments total 272 in numbers in electronics city .
3. Zone by the park.
Renovation of old 3 star hotel Lords Plaza into 4 star Zone by the Park, A venture of The Park Hotels.
Coordinated with property owners, The Park Group corporate management , hospitality consultants, subcontractors for the speedy completion of renovation as per the Zone standards.
4. Ajmera Lugaano
Construction of marketing office, model flats for upcoming project Ajmera Lugaano, a 11 acre project having total 1100 units. Started from property survey, raised the structure, completed interiors and landscape works. Also involved in the main project inception planning with the General Manager ( Projects).
3. Organization : Expert Engineers and Contractors. (Sep 2012 – Feb 2014)
Designation : Site Engineer
My role was to coordinate with client, executing the project along with managing material and manpower, creating daily work report and labour report.

1.MCP Hyundai Car Showroom, Thrissur, Kerala.
2.Malabar Builders, Perinthalmanna,Malappuram Dist, Kerala – Rainwater Harvesting Project.
