TENANCY AGREEMENT
This agreement of Tenancy is made at Karachi on the 1st day of February 2019
BETWEEN
Mr. Muhammad Asif s/o Mr. Hazratullah (Late) Muslim, adult, holding NIC #-, resident of House # 138C, Cantt Bazar, Malir Cantt, Karachi, herein after
referred to as the OWNER party of the FIRST PART.
AND
Mr. Nauman-ur-Rasheed s/o Mr. Abdul Rasheed Muslim, adult, holding NIC #-, resident of House # 4, Survey # 484, Jehan Complex, Model Colony,
Karachi-75100, herein after referred to as the TENANT party of the SECOND PART.
(Which expression shall wherever the context so, permits mean and include his / her heirs,
executors, administrators and assigns)
WHEREAS the Owner above named is the sole and absolute Owner of House #
10/2, situated at Surti Muslim Cooperative Housing Society, Model Colony,
Karachi-75100, hereinafter referred to as the demised premises and whereas Owner
has agreed to give and the TENANT agreed to take the ground floor of the house
measuring 200 yards located at House 10/2, Surti Muslim Cooperative Housing Society,
Model Colony, Karachi-75100 to said demised premises on Monthly Rent basis on the
following terms and conditions:
1.
That the Rent of “Said Premises” has been mutually agreed upon at monthly Rent
Rs. 30,000, Rupees Thirty Thousand only) excluding other charges which shall be
paid by the TENANT to the OWNER or his authorized representative in advance on
or before 5th/10th, Fifth/Tenth) of each English Calendar month positively.

2.
That the TENANT has paid Advance Rent of the said premises to the
LANDLORD Rs. 100,000/- (Rupees: One Hundred Thousand Only) which will
be returned by the owner on departure of the tenant.
3.
That this Agreement of Tenancy shall be deemed to be effective from 1st day of
February 2019 to 31st day of December 2019 and shall remain enforce for a
period of 11 Month’s and the same is renewable after expiry of tenancy period that
the OWNER agrees to do so otherwise the TENANT himself to vacate the “Said
premises” after expiry of this agreement.
4.
That the TENANT shall use the said premises for his own Residential purpose
only. And will not use it for unlawful activities, unlawful gatherings, explosives,
hazardous articles or unlawful stores in the demised premises, nor use the said
premises for any other purpose.
5.
That the TENANT shall not sell/mortgage/transfer or sub-let the ‘Said Premises’
or any portion thereof to any body else under any circumstances.
6.
That both the parties shall have right to get the agreement dissolved and vacate the
premises prior to complete 11 Month’s by giving 01 Month’s Notice of intention
in writing to other party and in such case and/or on expiry of 11 Month’s TENANT
shall hand over the vacant and peaceful possession of the said premises to the first
party.
7.
That the TENANT shall pay, excluding the Rent of the “Said Premises”.

Utility bills shall be paid within due date positively for the duration of Tenancy of the
“Said Premises” and will file the paid bills on monthly basis for the Owner’s
record and if the TENANT is failed to pay bills within due date, he will be liable to
pay the entire surcharge/late etc.
8.
That the Tenant has received the peaceful and vacant possession of the said
premises and all the fittings/fixtures are good and perfect condition and in working
order. In case of any loss or damages to any item of the said premises, the tenant
shall be liable to repair or replace the same at his own cost to the entire satisfaction
of the OWNER.
9.
That the TENANT will not make any addition / alterations whatsoever in the
demised premises and will not commit such acts as are likely to impair the material
value or utility of the premises.
10.
That the TENANT will permit the OWNER or his representative to enter in the
demised premises to view the state of repair and condition thereof or for any
reasonable purpose as may be required during the reasonable hours of the day
subject to prior intimation to the TENANT.
11.
That if the TENANT fails to pay the Monthly Rent for 03 consecutive months, then
the OWNER shall be entitled to eject the TENANT by serving a notice of Fifteen
Days to the TENANT.
12.
That the TENANT assures the OWNER that he has not involved in any banned
tanzeem or political parties and if he later on is found of any involvement in any
banned tanzeem the OWNER has the right to eject TENANT immediately.

13.
That the TENANT shall also abide by all rules and regulations of Sindh Rented
Premises Ordinance, 1979 in respect of said premises. That all the terms and
condition of this agreement of Tenancy have been read/ read over to the parties
which they admit correct and agree to abide by the same.
IN WITNESSES WHERE OF the parties hereto have hereunto set and subscribed their
respective hands the day, Month and Year as mentioned above.
