MAKE OUTGOING CALLS:
-Follow-up tenant for the confirmation of Lease or Renewal Contract;
-Follow-up delayed rental payments;
-Arrange meetings with the prospect tenants for site visit;
-Informing prospective tenants of results after screening;
-Informing tenants should there be rental issues arises such as bounced rental
checks due to insufficient funds;
-Follow-up for the collection of Withholding Tax Certificates (BIR FORM 2307);
ACCOUNTING & ADMINISTRATIVE DUTIES:
-Recording and updating details of prospective tenants into computer database
swiftly;
-Issuance of rental receipts monthly;
-Examining properties and informing maintenance staff of issues.
-Advertising available properties and conducting property tours as part of marketing
activities.
-Screening prospective tenants to ensure they meet eligibility requirements.
- Inspecting properties when tenants take occupation and vacate.
- Liaising with tenants to provide information and address their complaints and
concerns.
- Maintaining and storing documentation effectively.
- Accepting rent payments, security deposits and other applicable fees.
- Ensure that all monthly utilities of all properties are fully paid;
- Prepares billings, Lease Proposals, Demand or follow-up letters to tenants;
-Inspect previously leased unit after contract expires and prepares inspection
report prior to the releasing of Security Deposit;
-Prepares monthly Rental Income report for payment of VALUE ADDED TAX (VAT) to
the Bureau of Internal Revenue (BIR);
-Processing of accounts payable and posting said expenses to Quickbooks
