IINVESTO is seeking an experienced Architectural Designer and Permit Coordinator with direct residential construction and permitting experience in Virginia, Washington, DC, and Maryland.

We are a real estate investment and general contracting company specializing in fix-and-flip properties and residential renovations. Our projects include kitchens, bathrooms, basements, decks, additions, and whole-house remodeling.

The ideal candidate understands DMV-area building codes, architectural drawing requirements, online permit submissions, plan-review procedures, and reviewer corrections.

Responsibilities

  • Prepare complete, permit-ready architectural drawing sets.
  • Produce existing-condition, demolition, and proposed floor plans.
  • Prepare elevations, sections, details, schedules, and code information.
  • Design kitchens, bathrooms, basements, additions, decks, and complete home renovations.
  • Review measurements, photographs, sketches, surveys, plats, and existing drawings.
  • Verify compliance with building codes, zoning regulations, and jurisdiction requirements.
  • Coordinate structural, mechanical, electrical, plumbing, and civil drawings.
  • Submit permit applications and plans to counties, cities, and municipalities.
  • Monitor applications and communicate with permit reviewers.
  • Respond to reviewer comments and correction notices.
  • Revise and resubmit drawings until permits are approved.
  • Coordinate with architects, engineers, contractors, vendors, and project managers.
  • Identify missing information and code conflicts before submission.
  • Assist with specifications, material selections, takeoffs, and procurement.
  • Maintain drawing revisions, project files, deadlines, and status reports.
  • Manage several residential projects simultaneously.

Required Qualifications

  • Professional experience preparing US residential architectural and construction drawings.
  • Direct experience with projects in Northern Virginia, Washington, DC, or Maryland.
  • Knowledge of residential building codes, zoning requirements, and permit processes.
  • Experience submitting plans and resolving reviewer comments.
  • Experience with renovations, additions, decks, kitchens, bathrooms, basements, and fix-and-flip projects.
  • Proficiency in AutoCAD, Revit, Chief Architect, SketchUp, or similar software.
  • Ability to interpret surveys, plats, engineering drawings, specifications, and correction notices.
  • Strong written and spoken English.
  • Excellent organization, communication, and project-management skills.
  • Ability to work independently and manage multiple deadlines.

Experience with Fairfax County, Arlington County, Alexandria, Loudoun County, Prince William County, Washington, DC, Montgomery County, or Prince George’s County is strongly preferred.

Preferred Qualifications

  • Licensed US architect or experience working with licensed architects and engineers.
  • Experience coordinating professional seals and signatures.
  • Knowledge of Virginia, DC, and Maryland residential codes and applicable IRC/IBC standards.
  • Experience using DMV-area online permitting portals.
  • Experience with interior design, 3D modeling, and photorealistic renderings.
  • Familiarity with residential materials, construction methods, costs, takeoffs, and procurement.
  • Experience supporting real estate investors, general contractors, or design-build companies.
  • Spanish is a plus but not required.
