Service Summary
We are seeking an experienced Conveyancer with 5+ years of end-to-end Australian residential and commercial conveyancing experience to independently manage property transactions from instruction through to post-settlement. Working under the supervision of the Principal Solicitor, you will ensure files progress efficiently while maintaining compliance with Queensland legislation, firm policies, and industry best practices.
Service Deliverables
- Manage residential and commercial conveyancing matters from instruction to post-settlement.
- Open, maintain, and close files in Actionstep, ensuring accurate records, file notes, and critical date management.
- Prepare, review, and maintain contracts, statutory declarations, seller disclosure statements, settlement documents, and other conveyancing documentation.
- Conduct and review title searches, property searches, and other statutory searches, ensuring compliance with Queensland requirements.
- Prepare settlement statements, adjustments, and coordinate PEXA and paper settlements.
- Prepare title and transfer documents, duty assessments, and registration documentation.
- Complete Verification of Identity (VOI), Client Authorisations, AML/CTF checks, and client onboarding requirements.
- Prepare trust account requests, billing documentation, and maintain compliance with trust accounting procedures.
- Draft and manage professional email correspondence with clients, agents, lenders, government authorities, and other stakeholders.
- Maintain accurate file records, monitor key dates, identify risks requiring escalation, and provide exceptional client service throughout the transaction.
Qualifications
- Minimum 5+ years of end-to-end Australian residential and commercial conveyancing experience.
- Strong knowledge of Queensland conveyancing legislation, property transactions, statutory declarations, seller disclosure requirements, and compliance obligations.
- Proven experience preparing and maintaining conveyancing files, contracts, title documents, property documents, settlement statements, and disclosure documentation.
- Experience conducting title searches, property searches, and reviewing legal documentation.
- High level of accuracy with exceptional attention to detail.
- Excellent written and verbal communication skills, including professional email correspondence.
- Strong organisational and time management skills with the ability to manage multiple matters and meet strict deadlines.
- Proficient in Actionstep, PEXA, QRO Online, Gmail, Google Workspace, and Microsoft Office.
- Sound understanding of trust accounting, VOI, Client Authorisations, and AML/CTF requirements.
- Ability to work independently while recognising matters requiring legal advice and escalating them to the Principal Solicitor.
