Ejari is a system by which you register your tenancy contract. In English, Ejari means ‘my rent’,
and it is absolutely enforced by the law.
Ejari contract is the authentication that your rental agreement is approved by the government.
It also ensures the transparency of your tenancy contract and protects you from any possible
disputes.
That’s not it. Without Ejari registration in Dubai, you won’t be able to do some significant
things. Like signing up to activate water supply, electricity, and other connectivity services,
obtaining/renewing your residence permit, or employing staff for domestic purposes.

Initiating the Ejari registration
The first thing to remember is that Ejari is the responsibility of the tenant. It is preferred that
you register with it before moving into a new property in Dubai.
Ejari online registration is made simple by the Dubai Electricity and Water Authority (DEWA)
and Real Estate Regulatory Agency (RERA).
You just need to visit http://www.ejari.gov.ae/ and upload the documents required for Ejari,
following the instructions that are given on the website. Your registration will take a maximum
of 6 hours.
If you’re reluctant to do it over the internet or if you’re not familiar with the electronic
procedure, then the typing centers would be at your service.

The required documents to complete the registration
This part requires your attention. You’ll be required to submit the following required Ejari
documents in order to complete the registration without hindrance.
Emirates ID
UAE visa and passport (if a non-GCC resident)
Your tenancy contract
Security deposit receipt
Landlord’s passport
Property title deeds
DEWA Premises Number
DEWA cancellation certificate from the previous tenant (for new registrations) or recent
DEWA bills (for Ejari renewals)
For registration a business, you’ll also need to submit a copy of your trading license and the
manager’s Emirates ID
After you’ve completed the documentation and formalities, and paid the Ejari fee, you’ll receive
a certificate. This certificate confirms that your Ejari tenancy contract is now legally valid and is
in the system.
The Ejari registration fee is AED 365. With that, you’ll have to pay the certificate registration fee
and other government charges.
Completing it with the fee for the RERA forms, you’ll have to pay a total of AED 585.

Ejari Renewal
Every time your Ejari tenancy contract comes to an end, you need to renew it in order to avoid
any legal or procedural complications.
The following are the Ejari renewal documents;
Emirates ID
UAE visa and passport (if a non-GCC resident)
Original tenancy contract
Copy of owner’s Emirates ID or a copy of the owner’s passport
Copy of the title deed
If the tenant is a company, a copy of the trade license is required
Cancellation of Ejari registration
Now the responsibility of Ejari cancellation of the current tenant lies with the property owner.
Once you’ve decided to move out of the property, your landlord must submit the request for
the cancellation of current Ejari registration.
The landlord would not be able to rent out the property to another tenant until the registration
of Ejari in the name of the previous tenant in cancelled.
