RENT DEED
This Rent Deed/Agreement has been executed on this 1st day of November, 2017 at Bhoranj, Disttt. Hamirpur, (HP) between :-
Soman Kumari Wife of Naresh Kumar S/O Late Sh Rattan Lal Aged years, R/O Vilklage Lalhwan, PO Gahar, Tehsil Ghumarwin, Dist. Bilaspur (HP)

Sh. Karam Singh S/O Sh. Dandu Ram R/O VPO Mundkhar, Tehsil Bhoranj, diatt. Hamirpur (HP)

Hereinafter called as TENANT on the following terms and conditions as under :-
1.That the landlord is the owner in possession of a building (two storey) and the landlord has rented out his one room at the Basement and Two Rooms at the Grounds Floor and one hall, one Kitchen and Open Terrace at the First Floor situated in Tika Mundkhar Gaida Mauza Mehalta, Tehsil Bhoranj, Distt. Hamirpur (HP) along with Kitchen items/Restaurant items (As attached list )) along the PWD Road side Sulgwan to Mundkhar nears SUNTYHAL KHAD BRIDGE.
2. that the Landlord has rented out his aforesaid building/premises and kitchen items/restaurant items ( As per Attached List) to the TENANT on monthly rent basis for a period of 12 (twelve) English Calendar months
3. that the aforesaid buildings/premises has been let out for the purpose of
4. That the monthly rent will be RS. 25000(Twenty-Five Thousands Only) which shall be payable in advance on or before the 10th day of every month by the TENANT to the Landlord.
5.That the TENANT shall not sub-let the aforesaid building/premises to any other person without the consent of the Landlord and will modify or alter the aforesaid building/premises without the consent of the Landlord.
6. That the TENANT shall not carry out any other business other than the aforesaid without the consent of the Landlord.
7. That all the charges of the electricity bill shall paid by the TANENT during the aforesaid period of tenancy.
8. That in case the Landlord wants to get his aforesaid premises/building vacated, than the Landlord has to furnish three (3) months prior notice in writing to the TENANT.
9. That in case the TANENT wants to close/shift the business from the aforesaid premises/building , therein that event the TENANT will be responsible to furnish a three months prior notice in witting to the Landlord for leaving the aforesaid premises/building.
10. That the TENANT will not claim any tenancy rights over the aforesaid premises/building at any point of time.
11. That after the expiry of the said agreement there will be 10% increase/encashment in the monthly rent for the future period in every calendar years.
12. That the contents of this DEED /AGREEMENT have been read over and explained to us in local vernacular which have been understood by us and we believe them to be true and correct to the best of our knowledge and belief.
IN WITNESS WHEREOF we the aforesaid Landlord and TENENT have put our signature on this Rent Deed on this the 1st day of November, 2017 at Sarkaghat in the presence of complete soundness of the mind and witnesses.
