Moving House: Landlords
Many of us have no choice but to move into places that are below par. We also have to deal
with landlords, and sometimes letting agents, that may be unsavoury to say the least.
I have had landlords before that came across as a little dodgy when in fact they were just
cagey. They are ensuring that their property is being let to caring and responsible people, as
they are entitled to do.
Here are a few ways that you can save yourself hassle in the long run when dealing with
dodgy landlords:
Get a contract:
If your landlord has stated that they will take care of certain charges (i.e. property tax, repair
charges etc.), make sure that this is stated in the contract. This will give you something to fall
back on if the landlord decides to land you with the boiler repair bill provided it has been

Registering tenancy:
Make sure that they register you with the RTB (Resident Tenancies Board). This will this put
the landlord and tenants on the RTB’s radar. It will also make it easier to contact the RTB
should your landlord fail to fulfil their part of the agreement.
Deposit:
Keep a clear record of the deposit made by each tenant. This should also be stated in the
contract. My previous landlord created receipts, dated them, stated the amount of the
payment and the reason for payment. At the time, I thought that this was a bit over the top

but three landlords later, I realise that this not only covered us but also covered the landlord
as well.
Fake Landlords:
While some landlords may seem dodgy, some landlords or fake landlords can cause some
real problems. Individuals posing as landlords have always been around. By having some
helpful tips in your back pocket will allow you to spot them a mile away before you hand over
any money. These individuals can do you out of money without even letting you see inside
the property.
Spotting dodgy landlords has become my Jedi-like ability. A dodgy landlord (trademark
pending) is an individual who decides that it is acceptable to put create a fake property ad.
The properties listed are the things of dreams. These ads range from very pretty houses in
great locations to less attractive properties, all with low rent. Most of these come with a
message from the landlord stating that they just want 'someone sound' as a tenant.
The easiest way to filter out the fake ads is to make sure that the listing has been placed by a
property management company. By doing this you are removing 25% or more properties
from your such, resulting a smaller selection.
The best thing to do is to follow these steps. The most effective tool that you have is your gut
feeling. Always follow it.
