Top 3 real estate tasks that you’d like to focus on? Why?
Acquisition
Acquisition specialist is one of the tasks that I like to focus on, I see interest in
how acquisitions work, they need to be diligent in order to offer cash to their
seller, smart in negotiating the price, and looking for property comparables with
different property websites like Propstream, Zillow, Trulia, Redfin, TotalView, and
MLS, and knowing how to send a contract using DocuSign is a big factor,
continuously follow up with the motivated sellers is one of the secrets to gain
more leads, and lock up more deals and turn into sales.
Lead Generation and Calls
Lead generation and cold calling are one of the important roles, the first
step is to look for a motivated and potential seller by doing a cold calling
and lead generation, as a cold calling they are calling a hundred sellers and
categorizing them into Hot leads, warm leads, and cold leads, I need to be
consistent into my script and how to say some rebuttals and most
important things how I will be articulate, engaging and organized. Having a
sweet tone of voice and professional handling of phone calls is my big
advantage to have more qualified leads.
Listing
Listing property is also one of the challenging roles, as a listing agent, I
need to be creative on how to post the property that catches the investor’s
attention and be smart and knowledgable on how to put a great property
description, as a listing agent, I should know how to use some photo
editorial application like Canva or Photoshop to create more professional
and quality photos. As a great listing agent is written to cast the property in its
best light while making you look professional to both your client and potential
buyers.
