Business Description: Tide Mill Resort is the first iPhone controlled resort where guests
check in, open their cabin doors, select services, even set the temperature in their rooms
before arrival using their iPhone. The waterfront resort in the Chesapeake Bay Recreation
Area offers a new concept for a hospitality offering, the Uber version of a resort, using a
“cashless” payment app which is simple, convenient and easy to use. The Resort will also
be the home of the areas’s two Fire Boats docked in the harbor and two Charles County Fire
Trucks, and a helicopter pad for emergency transport to hospitals.
Company Background: Tide Mill LLC was formed in 2016 for the purpose of purchasing,
rehabbing, and managing the Tide Mill Resort. The Resort will undergo full rehab of the
cabins, lodge, and marina, with the addition of RV hookups and amenities. The site will
open after the cabin rehabs and remain open while the remaining portions of the site are
completed. Income will increase steadily until completion in 2019.
Products/Services: We are filling a hospitality and retail gap in an area of high occupancy
and flat growth in hotel construction within 30 miles of metro Washington DC. Tide Mill
Resort will be the only full service resort in town and one of few in the surrounding states
offering waterfront cabins, RV campsites, boat slips, a choice of food venues and services
on one site, as well as a place for meetings, camps, conferences, weddings, and other events.

the only resort in Maryland (or any other state that we know of) that is iPhone controlled by
the customer where they use their phone to make reservations, check in and check out,
access the site and cabins, and order services, similar to Uber or AirBnB using a phone app.

Markets: The latest census shows the area of Maryland surrounding Tide Mill Resort ranks
one of the highest household incomes in the USA of $100,071, with 10% or these earning
over $200,000. Many of these customers have RV’s and boats and are constantly searching
for places to camp and boat. Waterfront cabins and RV campsites in this area are rare and
often booked weeks to months in advance, if available at all on holidays or weekends.

This historic site will target customers using internet marketing with use of our website,
facebook, twitter, google adds and others, as well as old fashioned TV, radio and mailers
focused to this group, and street signs at the entrance on Hiway 231, and site signs as part of
the Star-Spangled Banner National Historic Trail. There are submarkets such as customers
planning weddings, social events, sporting events like bicycle and Sup (stand up paddle
board) races, scouting and summer/winter camps. An events calendar for guests includes
Labor Day BBQ’s, 4th of July fireworks, New Years celebrations, and more.

Revenue will be derived from a mix of cabin room rentals, daily RV campsites, boat slip
rentals, dry storage of boats and RV’s, events, services and sales offered at the lodge stores.
Distribution Channels: We will target customers using internet marketing with our
website, facebook, twitter, google adds, hotels.com, as well as old fashioned TV, radio and
focused mailers. There are submarkets such as customers planning weddings, social events,
sporting events like bicycle and Sup (stand up paddle board) races, scouting and summer/
winter camps, boat and RV shows which can be advertised in various media formats.
Competition: There are few competitors in the area, only a few B&B’s and other hotels,
and few RV campsites. However, they are 30 miles away or further and most are not
waterfront. No other competitor offers all the amenities at one site that are offered at Tide
Mill Resort. We predict yearly increases in income and market share as the resort completes
renovations and becomes known to the area and surrounding states.

These financial projections are conservative and do not included any retail sales or special
events paid for onsite such as weddings, conferences, summer camps, or room premiums.
Rates used to calculate these financials were also 20% or more below market for the area.
Exit Strategy: Upon completion of all renovations and rent stabilization, a refinance with a
bank loan at a low interest rate will cash out the investors. Investors will be asked to commit
for a 3 to 4 year period. However, the investor may sell their loan at any time to another
investor if they wish to cash out sooner.
