Compensation: Hourly or Flat + Bonus (Performance-Based Option)

Position Summary

Titan Equity is seeking a highly motivated and articulate Cold Caller to support our acquisitions team by contacting property owners and identifying motivated sellers. You’ll play a crucial role in generating qualified leads, gathering key property and seller information, and setting up appointments or warm transfers to the sales team. Your ability to build rapport, ask the right questions, and handle objections is key to success in this role.

Key Responsibilities

Make outbound calls daily to a provided list of property owners using scripts and call tools.

Qualify leads by verifying ownership, assessing motivation, and collecting relevant property details.

Follow a proven script with flexibility to pivot based on seller responses.

Document all call results, seller responses, and appointment outcomes accurately in the CRM.

Identify and escalate warm/hot leads for live transfers or appointment setting with the acquisitions team.

Update lead records and ensure follow-ups are scheduled as needed.

Handle objections professionally and keep potential sellers engaged, even if they are not immediately ready to sell.

Coordinate closely with the Data Admin and Acquisitions team to ensure smooth lead handoffs.

Attend weekly sales or team meetings to review performance and adjust strategy.

Required Skills & Qualifications

Previous cold calling or inside sales experience (real estate experience preferred but not required).

Strong communication and listening skills; comfortable speaking on the phone for extended periods.

Ability to follow scripts while maintaining a natural, conversational tone.

Organized, self-motivated, and able to work independently with minimal supervision.

Tech-savvy—familiar with CRMs, phone systems, spreadsheets, and lead tracking tools.

High attention to detail when recording lead data and notes.

Fluent in English/ Spanish.

Required Experience in Real estate lead generation. Understanding of terms like probate, lien, heirship, title, and tax delinquency.

Familiarity with skip tracing tools (e.g., TruePeopleSearch, Forewarn, Skip Genie, Microbilt).
