Responsibilities of the Cash Flow Analyst:
Your responsibilities include:
📊 Financial Modeling & Underwriting
Underwrite new commercial real estate deals, performing both “quick-scan” analyses and full investment models
Evaluate seller information, validate assumptions, and verify numbers for accuracy and feasibility
Conduct online research and due diligence to support underwriting
Build or refine complex cash flow models in Excel from scratch or using templates
Determine whether deals are viable and present recommendations backed by clear financial logic
💼 Asset Management & Cash Flow Analysis
Track and interpret cash flow for existing portfolio assets
Review monthly financials, identify anomalies (e.g., sudden expense spikes), and flag issues early
Update actuals quarterly in the post-closing asset management model
Perform lease analysis and evaluate tenant options or rent structures
Support annual tax preparation through organized financial reporting
Assist with lender communications (e.g., draw requests)
🧠 Reporting, Insights & Commentary
Provide financial opinions—not just numbers—communicating whether data “looks right” and why
Walk the Principal through assumptions based on research or discussions
Support the creation of presentations, memos, and investment documentation
🧾 Accounting & Bookkeeping Support
Review financial statements with confidence and accuracy
Handle bookkeeping for smaller assets using QuickBooks
Eventually manage bookkeeping for three personal entities (after trust is established)
📂 Administrative & Documentation
Reorganize Dropbox folders, deal files, and digital documentation to support efficient workflow
Review leases and loan documents (a major bonus)
Maintain clean, organized data across all platforms
