Mainstreet Equity Corp. is a publicly traded (TSX: MEQ) residential real estate company in Canada. Established in 1998, Mainstreet has grown its portfolio from 272 units with a market value of approximately $17 million to 9,336 units (YTD) and approximately $1.4 billion market value.
Major Challenges:
There are some major players in Canadian rental apartment market.
Kijiji, bwalk, rentfaster are the name of few. They were already capturing majority of organic and paid traffic both.
Website isn’t that much conversion friendly.
Page load speed is too slow
Client wanted to deliver custom ads based on zip codes.
Strategy:
We analyzed their top performing keywords and strategy that they were using.
We worked on their strategy to make it more affective because we had to increase conversion in same budget
We decided to build separate landing page for each city and each apartment and started dedicated campaign for them
We started geo-fencing display campaign targeting those zip codes and nearby areas

Website received 29,810 clicks
Client received 247 conversions (including 179 phone calls)
Average cost per click was about $0.30

PPC Optimization:
We worked hard to make the website conversion friendly and it took around 4 weeks of continuous effort to setup around 30 landing pages for different cities, properties and audience types. We worked on many other factors including:

We have saved around $1,000 if you compare the spending data of May 2017 with Sept 2017
We have received 1,442 more conversion during the same period
Earlier we were paying around $36/conversion but now we are paying only $4.75 for 1 conversion
Based on initial cost/conversion, we would have spent $60,804 to get 1,689 conversions but we have managed to get it just in $8,048. This means, client has saved over $50,000 just in the month of Oct.
Almost all rental apartments are full now and client is planning to reduce the budget here because there is no vacancy in buildings.
