Position Overview

Belle Point Capital Management is seeking a Virtual Leasing Agent to maintain high occupancy rates and manage lease renewals across our property portfolio. This is a fully remote position working with on-site teams to convert leads into leases.

Schedule: Monday-Friday, 8:00 AM - 6:00 PM CST

 Pay Rate: $5-$10/hour based on experience and capability

 Location: Remote (Must work CST hours)

Key Performance Metrics

  • Maintain 90%+ occupancy (95%+ for excellence)
  • Achieve 100% full-term leases (zero month-to-month)
  • Drive 6%+ renewal rate increases
  • Never allow occupancy to drop below previous month (critical fail)

Core Responsibilities

Lead Management & Conversion

  • Qualify incoming leads via phone, email, text, and chat
  • Schedule property tours for on-site teams
  • Follow up immediately after tours to close deals
  • Maintain active waiting lists for all properties
  • Respond to all inquiries within 30 minutes

Digital Lease Administration

  • Process online applications and conduct virtual screenings
  • Prepare electronic lease agreements (full-term only)
  • Track lease expirations and prevent month-to-month situations
  • Maintain accurate records in property management system

Renewal Management

  • Begin renewal outreach 90 days before lease expiration
  • Negotiate minimum 6% rate increases
  • Convert expiring leases to new full-term agreements
  • Track and report renewal metrics daily

Online Presence Management

  • Update and manage listings on Zillow, http://apartments.com/, etc.
  • Maintain property information accuracy across all platforms

Team Coordination

  • Brief on-site teams about scheduled tours
  • Coordinate unit availability with maintenance
  • Participate in daily virtual team meetings
  • Share closing notes and lead intelligence

Required Qualifications

Essential Skills

  • Typing Speed: Minimum 60+ WPM required
  • Virtual Sales Experience: 2+ years remote sales or customer service
  • Technology: Proficient in property management software, CRM systems, video calls
  • Communication: Excellent written and verbal skills for virtual interactions
  • Self-Management: Proven ability to work independently and meet targets

  • Reliable high-speed internet

  • Professional video call environment

Performance Expectations

Daily Minimums

  • 50 outbound calls/follow-ups
  • 15 qualified lead conversations
  • 10 tour appointments scheduled
  • 100% same-day follow-up on tours
  • 30-minute response time on all inquiries

Monthly Targets

  • Maintain/exceed 90% occupancy
  • Zero month-to-month leases
  • 6%+ renewal rate increase
  • 30% lead-to-tour conversion
  • 40% tour-to-application conversion

Compensation

Base Pay

  • $5-$10 per hour based on experience and performance capability

Performance Bonuses

Monthly bonuses based on scorecard achievement:

  • 85+ points: 15% bonus
  • 70-84 points: 10% bonus
  • 50-69 points: 5% bonus
  • Below 50 or Critical Fail: No bonus
